Buying an Ulana Ward Village Buyback: A Real-Life Buyer Case Study

What happens after an Ulana Ward Village home is purchased through the buyback process and eventually becomes available to a new buyer?

We recently had the opportunity to represent a buyer in one of those transactions — the purchase of Ulana Ward Village Residence #1305, a 3-bedroom, 2-bathroom home with two parking stalls that was being sold by HHOC Land and Trust.

The transaction offers a real-world look at what buyers should expect when purchasing an Ulana home that has gone through the buyback process.

From Buyback to a New Homeowner

In our first Ulana Buyback Case Study #1, we followed the process from the seller’s side, when an original Ulana owner needed to sell during the applicable Reserved Housing restriction period and initiated the buyback process through HCDA.

This time, we are looking at the other side of the equation.

Once certain buyback homes are acquired and later offered for resale, they can create opportunities for qualified buyers to purchase a home at Ulana that otherwise may not have been available.

That is exactly how Residence #1305 came back onto the market.

The Opportunity: A 3-Bedroom at Ulana Ward Village

Our buyer was able to purchase Residence #1305.

The home includes:

  • 3 bedrooms

  • 2 bathrooms

  • 2 parking stalls

  • A highly desirable location within Ward Village

  • Access to the amenities and conveniences of the Kakaʻako neighborhood

For perspective, the lender’s appraisal came in at $850,000.

The transaction also involved an HHOC-established value that was substantially higher than the actual purchase price.

That difference highlights one of the reasons these buyback opportunities can attract attention: the resale structure and pricing may be very different from what buyers typically encounter in a conventional market resale.

But This Was Not a Typical Condo Purchase

Buying a buyback unit involves more than simply finding the home, writing an offer, and closing escrow.

Because Ulana Ward Village was developed as an HCDA Reserved Housing project, certain units remain subject to specific requirements and restrictions depending on the original owner’s applicable restriction period.

For Residence #1305, the buyer stepped into a home that remained subject to a five-year restrictive period.

That meant understanding not only the purchase contract, but also the additional requirements associated with the Reserved Housing program.

For buyers unfamiliar with the process, this is where experienced representation becomes especially important.

Financing and Appraisal

One of the more interesting parts of this transaction involved the appraisal.

The purchase price was:

$685,000

The lender’s appraisal was:

$850,000

While an appraisal does not mean a buyer instantly has guaranteed equity, the difference provided useful context regarding the property’s market value compared with the negotiated purchase price.

There was also a separate valuation used in connection with the HHOC process, which further demonstrated how differently these transactions can be evaluated depending on the purpose of the valuation.

Understanding the distinction between the purchase price, lender appraisal, and program-related valuation was important throughout the transaction.

Condo Documents and Due Diligence

As with any condominium purchase, the buyer also needed to review the project documents carefully.

During our review, questions arose regarding information contained in the condominium documents, including the association’s reported maintenance-fee delinquency.

An initial figure appeared unusually high and required further clarification before the buyer proceeded.

Ultimately, the information was clarified and the buyer was able to continue confidently through the due-diligence process.

This is a good reminder that buyers should never assume every number or disclosure is self-explanatory.

When something does not look right, ask questions.

Master Insurance and Closing

Another unexpected issue surfaced shortly before signing.

Ulana’s condominium master insurance policy was in the process of being renewed, and the updated policy was needed by the buyer’s lender before final loan approval and signing could be completed.

We worked with the building management team, lender, escrow, and other parties to obtain the information necessary to keep the transaction moving forward.

These are the kinds of last-minute issues that can arise even in an otherwise smooth transaction.

The key is identifying the issue quickly and knowing who to contact to resolve it.

The Result

After navigating the financing, appraisal, condominium-document review, insurance requirements, and Reserved Housing restrictions, our buyer successfully closed on:

Purchase Price: $685,000

Most importantly, another Ulana residence transitioned from the buyback process to a new homeowner.

What Buyers Should Know About Ulana Buyback Opportunities

These transactions can present unique opportunities, but they are not the same as purchasing a typical resale condominium.

Buyers should be prepared to understand:

  • HCDA Reserved Housing requirements

  • Any remaining restriction period

  • Owner-occupancy requirements that may apply

  • Resale and future transfer restrictions

  • Financing requirements

  • Condo-document review

  • Program-specific disclosures and addenda

  • How the purchase price may differ from other valuations of the property

Every transaction is different, which is why buyers should review the specific requirements associated with each individual residence.
