Don’t Miss the September 30th Deadline: File for Your Home Exemption
Don’t Miss the September 30th Deadline: File for Your Home Exemption
If you purchased a home in Hawaiʻi, one of the most important steps you can take to reduce your property tax bill is to apply for a Home Exemption. The deadline to file for this year is September 30th, and missing it could mean paying more in property taxes than you need to.
At ONE Pacific Realty, we’re here to make sure our clients know about this valuable benefit, understand who qualifies, and get guidance on the process.
What Is a Home Exemption?
A Home Exemption is a property tax benefit for owner-occupants in Hawaiʻi. When you live in your home as your primary residence, the county reduces the assessed taxable value of your property. This lowers the amount of property taxes you’ll owe each year.
Who Qualifies?
You may be eligible for a Home Exemption if:
-
You own and occupy the home as your primary residence.
-
You are a Hawaiʻi resident at the time of filing.
-
You submit your exemption application by September 30th to take effect for the next tax year.
Additional exemptions may be available for senior homeowners, disabled veterans, and other qualifying groups, which can increase your savings even further.
How Much Can You Save?
While savings vary by county, here’s a general idea of what a Home Exemption can do:
-
On Oʻahu, the standard exemption is $100,000 off the assessed value of your property.
-
If your home is assessed at $800,000, the taxable value would be reduced to $700,000 with the exemption.
-
That reduction translates directly into lower property taxes each year.
For senior homeowners (age 65+), the exemption amount increases to $160,000, creating additional long-term savings.
Why It Matters
With Hawaiʻi’s rising property values, every dollar counts. Filing your Home Exemption:
-
Ensures you don’t overpay on property taxes.
-
Establishes your property as your primary residence for tax purposes.
-
Puts money back in your pocket to use toward your mortgage, upgrades, or everyday living.
